What does a conveyancer do?

In the simplest terms, conveyancers help transfer the legal title of a property from one person to another. Buying a house is a huge investment, so it’s crucial you know exactly what you’re buying - and that you really do own it in the eyes of the law. Our expert residential conveyancing team will work with you to ensure this is the case.

Our team will work in the background to help you complete on your property purchase. This includes everything from liaising with the seller’s solicitor to obtain a draft contract for purchase, carrying out property searches to uncover any potential hidden risks, preparing a report for your review, and eventually exchanging and completing on your new property.

Newbuild Property Conveyancing

Our specialist newbuild property conveyancing team will ensure your newbuild property purchase goes without a hitch.

From advice around the New Home Warranty and planning permissions, to rights of way and exchange of contracts deadlines, our experience working with housing developers and builders means you don’t need to worry about a thing.

Why use a specialist newbuild conveyancer?

Buying a newbuild property can sometimes bring with it additional risk. This might include issues such as non-compliance with planning regulations, homes not being built in accordance with the original plans, or developers not completing agreements for roads and sewers.

This shouldn’t put you off, but it means you should instruct a conveyancer that is experienced in dealing specifically with new build properties. Doing so will make sure that any of the issues above are identified and dealt with, and also ensure that the contract is in your favour, that your deposit is protected, and that you have a long-stop completion date in place (the date by when the developer must agree to have finished the build and is ready to hand over the keys to the buyer).

  • As a first time buyer, Abbey was brilliant and helped make the process of buying my first home absolutely seemless. All questions and enquires were dealt with promtly and Abbey was always happy to help out which lead to a super fast completion. I couldn’t recommend Holden Smith enough!

  • I was so worried about choosing the right solicitor for our first house purchase as I used to be an estate agent and knew that some can be testing! Holden Smith were amazing from start to finish.

  • Holden Smith have been fantastic throughout our sale and purchase. Daniel Cox went above and beyond. He kept us informed, answered emails very quickly and was so helpful when things got a little tricky. As a customer I had an online portal which let me easily see the progress of the sale and purchase.

  • Holden Smith were prompt with all matters and kept me up to speed with everything that was going on. Nothing was ever too much trouble and there was always someone available to advise.
